JLL delivers Agoda's Bangkok office campus at One Bangkok

JLL Thailand has delivered Agoda's new 26,000 sq m office campus in Bangkok, spanning seven floors at One Bangkok.

The office brings together work areas, collaboration zones and staff amenities in a single workplace for Agoda's Bangkok operations. Completed over 18 months, the project required coordination across two contractors and several stakeholders before the site became operational.

The campus includes visually impaired massage service zones, activity spaces for pilates, yoga and fitness sessions, barista-equipped social pantries, and mother's rooms. The design reflects a broader shift in office planning as employers adapt to hybrid working patterns with spaces that support both individual work and group activity.

Agoda's move comes as companies across Asia reassess how much office space they need and what staff expect from it. JLL cited findings from its Workforce Preference Barometer, based on a survey of 8,700 employees globally, showing that 66% of office workers now operate under structured hybrid policies and 72% view those arrangements positively when workplaces are well designed.

For Agoda, the new office also marks a sizeable property commitment in Bangkok. The travel platform, headquartered in Singapore and part of Booking Holdings, employs more than 7,000 staff across 27 markets.

Javier Gomez, Director of Real-Estate and Workplace Services at Agoda, outlined the thinking behind the redesign.

"This new office reflects how Agoda's workplace strategy has evolved alongside the needs of our employees and the way they collaborate and work together," Gomez said.

"The focus was on creating an environment that truly reflects Agoda's culture and values, supports productivity and employee wellbeing, and remains practical and functional for day-to-day activities. Our teams can continue building world-class technology and delivering exceptional travel experiences, while the workplace and overall experience support them throughout the working day."

Talent focus

Property advisers and employers have increasingly linked office design with recruitment and retention, particularly in sectors competing for skilled workers. In that context, the Bangkok campus is being positioned as a workplace shaped around flexibility, amenities and inclusion.

JLL's survey found work-life balance had become the top priority for 65% of employees. That has pushed occupiers away from a model centred mainly on desks and meeting rooms and towards a wider mix of settings across the working day.

"Workplace strategy is increasingly linked to how organizations attract and retain talent," said Krit Pimhataivoot, Country Head and Head of Capital Markets at JLL Thailand.

"JLL's Workforce Preference Barometer shows that work-life balance is now the top priority for 65% of employees. People's expectations have shifted beyond salary and traditional workplace models. This project for Agoda responds directly to that shift, demonstrating how disciplined execution translates workforce expectations into environments that genuinely support people and productivity."

Sustainability measures

The fit-out also includes a series of environmental measures. The office uses LED lighting with intelligent sensors, water-efficient fixtures, and materials that include recycled wood and coffee grounds.

About 95% of the furniture was sourced from within 800 kilometres of the site in an effort to reduce transport-related impact. Renewable Energy Certificates were used to offset the facility's electricity consumption, while the wider One Bangkok development holds LEED for Neighbourhood Development Platinum certification.

The project is the first collaboration between JLL Thailand and Agoda. JLL described it as one of the largest office project management mandates undertaken by its Thailand business in recent years.

Project control

Managing a seven-floor fit-out with multiple contractors required close oversight to keep the workplace consistent across the site. JLL's Project & Development Services team was responsible for delivery and quality control through each phase of the work.

"Projects of this scale are less about size and more about control," said Stephen Taylor, Managing Director, Project & Development Services Thailand at JLL.

"Our role was to ensure that multiple contractors working across several floors delivered a single, unified workplace rather than a series of disconnected spaces."
