Armis, KODE & IntelliBuild unite to secure smart buildings

Thu, 11th Dec 2025

Armis has formed a strategic partnership with KODE Labs and IntelliBuild that aims to link cybersecurity with building performance data and governance across the full lifecycle of smart buildings.

The three companies plan a combined service that connects Armis' asset intelligence platform with KODE Labs' building analytics and IntelliBuild's governance and reporting tools. The joint approach targets building management systems such as heating and cooling, lighting, access control and physical security devices.

Armis is a cyber exposure management and security specialist. KODE Labs focuses on performance trends and analytics for smart buildings. IntelliBuild provides governance frameworks and reporting for building operations.

The companies said the integration will support owners, developers and facilities teams that run large portfolios of connected buildings. Many of these organisations face rising cyber risk as operational technology merges with traditional IT systems.

The partnership links three layers. Armis identifies and monitors devices on a network. KODE Labs gathers and validates telemetry and performance trends from those devices. IntelliBuild sets and tracks governance rules and reporting workflows around the combined data.

This structure is intended to give building operators a view of every device, its behaviour and its compliance status. It also aims to provide a record of actions taken in response to issues that arise.

Smart building risk

Building management systems now include internet-connected thermostats, lighting systems, badge readers, elevator controllers and security cameras. These devices create cyber risk because they often sit on networks that link to corporate systems.

Organisations also face complexity because building portfolios may contain a mix of legacy equipment and new smart devices. These often come from multiple vendors and use different protocols.

Armis said the partnership responds to this mix of fragmentation and risk. It also reflects growing concern among owners and regulators about the resilience of critical infrastructure.

"To achieve real security in the new age of connected environments, you must have comprehensive, real-time protection across the entire attack surface," said Nadir Izrael, CTO and Co-Founder at Armis. "This integration addresses the growing complexity, risk and fragmentation inherent in modern smart buildings. Together, we are eliminating blind spots, empowering facilities, IT and ownership stakeholders to establish a unified, proactive defence posture that safeguards their most critical assets."

New-build focus

The companies said the approach is most visible in new construction projects. Developers and owners can specify a digital operating model at the design stage. They can then apply it as systems are installed and commissioned.

In these cases, Armis software discovers and identifies each building device as it connects to the network. KODE Labs monitors telemetry from those devices and compares it with expected performance levels in real time. IntelliBuild applies commissioning standards and governance rules to the data.

The result is a digital record of assets, their behaviour and their compliance with design intent. This record can support handover from construction teams to ongoing operations.

The same integration can also sit on top of existing buildings. In those environments, it can map legacy systems and newer smart devices into a single view.

"The real innovation here is moving past siloed data," said Edi Demaj, Co-Founder at KODE Labs. "By seamlessly integrating Armis' continuous asset intelligence with live building telemetry, fault trends and performance data, we create a single, trusted digital profile for every asset. This enables operators to consolidate data and enhance their security posture, giving them the contextual insights needed to shift from reactive firefighting to proactive, informed decisions."

Governance and accountability

IntelliBuild's role centres on governance, standards and validation workflows. The company embeds these structures across both new and existing buildings.

It uses the data sets from Armis and KODE Labs to verify that building systems meet defined performance and security rules. It also records who is responsible for each decision and action within the lifecycle of a building.

"Visibility is only half the battle; action and accountability are the rest," said Matt White, Founder at IntelliBuild. "IntelliBuild embeds governance, standards and validation workflows throughout the building management lifecycle for both new and existing buildings. Our collaboration with Armis and KODE Labs ensures that governance, performance and cyber-resilience are the foundation, rather than bolted on as an afterthought."

The companies view the three-way integration as a shift in how organisations manage and secure smart building systems. They plan further joint work as connected devices expand across corporate and public-sector estates.
